Please read this document carefully, it contains details you need to know about your cabin rental.

Check-in times vary according to season but range between 2 - 4 pm.  Please be courteous of our check-in time.  An early arrival to the Watauga Lake area is great but please do not go to the cabin until check-in time.  Our cleaning staff needs to get in and out as quickly as possible and the only way this can be done is if we stay out of their way.  A car in the driveway may deter the cleaners from approaching cabin and delay your cabin from being cleaned.  If you’d like an earlier check in please email with your request and we will accommodate you if at all possible.

Late arrivalsYou are welcome to arrive as late as you might need to and go directly to your cabin.  If a late arrival is expected you may want to carry a flash light with you – very hard to find in just the moonlight.  Most, but not all cabins have a motion light that will come on.

Check out times vary according to season but range between 10 - 11 am. You can expect housekeeping to arrive on time.  Charges will apply if check out times aren’t followed.  You may request an early check in or a late check out. Email 48 hours in advance with your request and if other guests are not scheduled then we are happy to accommodate – There may be an extra fee.  During the lean winter months this is a possibility however, summer and fall is our high season when we are back to back with guests and may not be possible.

Rental fees:  A 50% deposit is required to secure your dates.  The balance is due 30 days before check-in date.  If making reservation less than 30 days prior to check-in the full amount is due.

Pet feeAll our cabins, EXCEPT the Raven and Happy Hours, are pet friendly for a fee.

Liability:  *see Release & Waiver of Liability at end of this agreement that must be signed and dated.  The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.  We also are not responsible for the loss of personal belongings or valuables of the guest.  By accepting this reservation, it is agreed that all guest are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Refunds/CancellationsNo refunds for holidays or race weeks. Cancellations or reschedules allowed up to 30 days prior to your check-in date when it’s not a reservation that touches a recognized holiday or race date.  All refunds are minus the $200 cancellation/rebooking fee with the balance applied toward the refund or a new booking if you reschedule.  You may reschedule or cancel your rental by email at least 30 days prior to your desired check-in date.  The $200 rebooking fee does apply for each reschedule.  No refunds otherwise.  We do not refund due to road conditions or inclement weather.  We suggest 4 wheel drive during the winter months.

Damage DepositThere is a refundable $200 damage deposit for large cabins and $100 damage deposit required for smaller cabins. This deposit will be refunded in full if there is no damage to the home.

Housekeeping:  The cabin is cleaned thoroughly after each guest checks out.  Cabins are made up with a supply of linens and towels. All kitchens are fully equipped along with a supply of soap, dishwashing detergent, toilet paper, trash bags and paper towels.

Hot Tubs: Please remember there are certain health risks that are associated with using a Hot Tub.  Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm till later that evening.  Hot Tub covers are for insulation purposes and are not designed to support a person or persons.  DO NOT STAND ON THE HOT TUB COVERS, they will break and you may be charged for replacement.  Remember when not using the Hot Tub, leave the cover on so the Hot Tub will stay warm and debris will stay out.  Please shower before using the Hot Tub as body lotions/etc. mixed with the Hot Tub chemicals can cause a rash on your skin.  Also shower after using the Hot Tub.  No children under the age of 12 are allowed in the Hot Tub or Jacuzzi.  Children under the age of 17 must be accompanied by an adult at all times.  Use of hot tub carries risk that may result in serious injury or death, and unsupervised use by children is prohibited.  Elderly persons, expecting mothers, infants and anyone subject to heart disease, diabetes, low or high blood pressure, strokes, epilepsy or similar afflictions should not enter a spa alone and without consulting their physician.  Never use a spa while under the influence of drugs or alcohol.  If you are taking medication of any kind, or being treated for any illness, consult your physician prior to use of spa.  Spa should be kept at a temperature less than 104˚ for personal safety.

Smoking permitted outside only.  Ashtrays can be found on decks.  We are in close proximity to National Forest so please don’t throw cigarettes outside on the grounds or damage deposit will be forfeited.

Road Conditions:  Mountain roads can be curvy and steep.  Gravel drives are well maintained, however, we highly recommend four wheel drive and/or chains during the snow months.  We do not refund due to road conditions or inclement weather.

Grill Safety and Fire Pit:  Grills are prohibited from being moved.  The grill is hooked up to a dedicated gas line therefore, moving the grill is a serious danger.  Cabins are all wood structures surrounded by trees.  Be cautious when operating the grill and the fire pit. Outside fires MUST be in the fire pit provided and tended to at all times.  Also be aware of wind conditions while using the Fire Pit.  Do not build a fire in windy conditions.

Conduct: Code of conduct rules must be followed by all guests.  Inappropriate conduct or behavior includes and not limited to: violence, verbal or physical abuse, violating any part of this said agreement, act or acts that threaten the safety of others, annoyance to others, and unauthorized animals.  Guests will be asked to leave the premises if the owner determines guests behavior is inappropriate or unacceptable.
